Three ways to cover a patio
Most Walnut Creek projects end up as one of these. The roof style decides how much sun, rain and heat get through, and what the permit and fire rules say.
Aluminum patio covers
Solid, open lattice or insulated panels. Noncombustible, no painting, the lowest cost per square foot.

What a 12×20 cover costs
A 12×20 patio is 240 square feet, a common size off a family room slider. Here is how the published ranges work out for it, installed:
Lights, fans, engineering, permits and HOA fees are extra, and Bay Area labor can push totals up. Real quotes can land below or above these ranges.
- Open lattice can skip the permit.Walnut Creek exempts “residential lattice patio structures if they are unenclosed and 10 feet high or less.” (City permit FAQs)
- Solid, attached and louvered roofs: ask first. They aren't named in the exemption. Call the Walnut Creek Building Division at (925) 943-5834 before you order materials.
- Wiring always needs a permit.Lights, fans, heaters and motorized louvers need an electrical permit whatever the size of the structure. (City accessory structures page)
Sun angles
Shade in July, light in December
Inland Walnut Creek summers run hot, with July highs in the upper 80s. The good news: the sun's path does a lot of the work. A cover deep enough to shade the patio at summer noon still lets the low winter sun in.
How it works
From measuring tape to finished cover
Measure
The installer checks the patio size, which way it faces, the wall or eave the cover attaches to, and the slab or soil for footings.
Design
Pick the roof style, size, color and add-ons (lights, fans, heaters, screens). Ask for drawings with post and beam sizes.
Permit & HOA
Lattice may be exempt; solid, attached or wired covers usually go to the building department. HOA approval comes first if you have one.
Install
Footings, posts, beams and roof, then any electrical and inspections. Keep the final sign-off with your house records.

Walnut Creek and the towns around it
Each city has its own permit office, fire maps and HOA patterns. Start with your city:

- Lafayette: hillside views, louvered and wood pergolas
- Orinda: wooded lots where fire-zone materials come first
- Moraga, Pleasant Hill, Concord and Clayton: see all areas

Check any contractor's license
California's CSLB issues a D-03 Awnings classification for contractors who install “aluminum, metal, vinyl or canvas awnings and patio covers,” attached or freestanding. Custom wood pergolas are usually built under a B general building license. Look the license up at cslb.ca.gov and confirm it is active and matches the work.
Questions homeowners ask
How much does a 20×20 patio cover cost?
A 20×20 cover is 400 square feet. At $18–$55+ per square foot for aluminum that is about $7,200–$22,000+; a custom wood pergola at $30–$65+ is about $12,000–$26,000+; and HomeGuide puts a 20×20 louvered pergola at $18,000–$50,000+. Electrical work, engineering, permits and HOA fees come on top, and real quotes can land below or above. Full cost guide.
Can I build a patio cover without a permit in California?
It depends on the city, not the state. Walnut Creek exempts “residential lattice patio structures if they are unenclosed and 10 feet high or less,” and Contra Costa County exempts trellises, arbors and pergolas with no solid roof and no more than 120 sq ft of roof area. Solid or attached covers usually need a closer look, and any wiring needs an electrical permit. Permit guide.
Will a patio cover make my house darker?
A solid cover shades the windows behind it in summer, but Walnut Creek's winter sun is low: at December noon it is only about 29° above the horizon, so on a south-facing patio it slips under a 9-foot cover and reaches the house. Lattice and louvered roofs let more light through year-round.
Is aluminum or wood better in a fire zone?
Aluminum is noncombustible, which satisfies the 2025 Wildland-Urban Interface Code rule for patio covers within 3 feet of a house. Wood near the house needs to be ignition-resistant, such as fire-retardant-treated lumber rated for exterior use. Fire-zone guide.
Do I need HOA approval for a patio cover?
If your home is in an HOA, almost certainly. Blackhawk, for example, lists patio covers on its architectural review form, asks for four copies of plans and says approval is valid for 90 days. Get approval before you sign a contract with a firm start date.
